Building Regulations
You can apply to any local authority building control department or Approved Inspector for building regulations approval.
How to get approval
The building regulations apply to most building work, therefore it is important to know when approval is needed. The Building Regulations 2010 cover the construction and extension of buildings.
You might also need building regulations approval for many alteration projects, including if you plan to:
- replace fuse boxes and connected electrics
- install a bathroom that will involve plumbing
- change electrics near a bath or shower
- put in a fixed air-conditioning system
- replace windows and doors
- replace roof coverings on pitched and flat roofs
- install or replace a heating system
- add extra radiators to a heating system
Planning Permission
What projects require planning permission and which don’t?
Do I need planning permission? Is a question you’ll probably ask yourself before starting any development work. Every householder in Engalnd and Wales have the right to improve their home within certain parameters called “Permitted Development Rights”. Further information on what is allowed can be found in the interactive house on the planning portal website. Permitted development rights can be removed under an article 4 restriction and they are also removed in most Conservation areas.
Project Management
Brayford Designs offer in some special circumstances a project management service.
Brayford Designs will manage the project from conception to completion on a “turn key” service. To be discussed on an individual project basis.
We ensure that projects are designed and built on time and to budget while protecting the integrity of the design and ensuring full compliance with regulations and sustainability standards and benchmarks.

Reviews for Brayford Designs Lincoln, ENG
Robert Kay
Jared came out to see us June 2019, and provided a quote - we were unable to proceed, due to personal circumstances. Once we were in a position to proceed May 2020, Jared was happy to come back and provide another quote and talk through what we wanted. Jared listened to what we wanted, but was also able to offer invaluable suggestions, but also respected our thoughts. Jared explained the whole process and timelines to us as this is the first time we have built an extension and took care of all technical matters regarding planning permission. From start to finish the process took 2 months and for me was so stress free. 100% recommend
